If your land does not meet installation or zoning requirements, your payment is fully refundable.
How long does installation take?

What are the land requirements?
Your land must meet minimum size, access clearance, and local zoning conditions. Our technical team verifies all requirements before scheduling installation.
Do you handle permits?

If three monthly payments are missed, the unit may be removed in accordance with your rental agreement.
Do you check credit?
Credit history is not the primary factor in approval. Land eligibility and compliance conditions are reviewed first.

We provide structural and system maintenance support. The client is responsible for general care and responsible use.
Can the unit be moved later?
Structural modifications are not permitted. Decorative and non-structural changes may be allowed upon request.

Is my payment secure?
Yes. All payments are processed through secure online systems, and your reservation is documented immediately.
When does my rental agreement officially begin?
Your rental term begins on the confirmed installation date of your unit, not on the reservation payment date.
What exactly does the first month payment cover?
The initial payment secures your installation slot and is applied to your first rental month once the unit is installed.
Is the first month payment refundable under any circumstances?
Yes. If your land does not meet eligibility requirements after technical evaluation, the payment is fully refunded.

Common factors may include:
• Insufficient access clearance
• Local zoning restrictions

Zoning requirements vary by municipality. Most installations fall under ADU, accessory structure, or modular housing categories.
Is the unit permanently attached to the land?
No. The unit is modular and engineered for secure installation while remaining removable if necessary.
What happens if local authorities delay permits?
Installation scheduling may be adjusted based on municipal processing times. Our team coordinates documentation to minimize delays.

What happens if I want to terminate the lease early?

Does Modular Rent enter my property for inspections?
Access may be requested for maintenance, structural evaluation, or retrieval in accordance with your rental agreement.
Can I upgrade to a larger model later?
Yes. Upgrade options are available, subject to land suitability and availability.
